Places to buy acreage in the NorthEast

Looking for recommendations in the NorthEast/New England area that would be good for buying acreage, albeit not too remote from an urban area.

As you may know, there are lots of places to purchase acreage, but many of them are the usual empty MAGA havens devoid of culture and serviced only by a Dollar General and Dairy Queen.

The key components of what I'm looking for are:

• Low pollution/air&water quality risk
• Low proportion of MAGA
• Some culture would be nice
• Within an hour or two of a larger urban area
